| It is imperative that sellers
disclose any important factors that may effect the purchase of
the home, such as, any major repairs that have been made during
ownership, any potential problems or items that need to be known
by the buyer, any neighborhood problems inclusive of any thing a
neighbor might tell a potential buyer, etc. The more a seller
discloses about their home allows them more strength and
negotiating control over the buyer in negotiating a price and
terms. Undisclosed items can cause a lack of confidence in a
buyer and may, in fact, lead to legal ramifications (which means
$$$$$). Our recommendation is disclose . . . disclose . . .
DISCLOSE!
Upon listing your home, a
seller is asked to complete a “Transfer Disclosure
Statement” basically outlining anything/everything that is
know to the seller at the time of listing the home. It behooves
you greatly to take care and fill this statement out as
thoroughly as possible.
Additionally, we strongly
encourage our sellers to employ a home inspection
service upon listing a
property. It will cost about $400 dependent upon the size and
complexity of the property, however it will uncover any
potential “surprises” that the buyer will eventually
discover. Again, it all leads back to the negotiating power of
the seller in a potential transaction!
